High-yield Real Estate investment

I have a 95 acre Concrete Home subdivision called Camelot, platted into 119 lots total, 40 lots Phase One, some lake-front lots, have all county/city approvals for road construction, etc. Have full set engineered drawings complete with environmental study. Use of funds to include stamped concrete roads and a $275,000 value model home. Project to gross $29,750,000. Houses sell for $250,000 average. I'm able to make approx. $100,000 per house. I buy wholesale materials (I own a retail design center), I build for cost + 10% (I own a construction company). Land prices .2 miles away selling for $11,000 per acre. I'm flexible on the loan repayment terms. I expect the project to build-out in 2 to 3 years after sales begin. My business plan calls for $750,000. I've been turned down because it's too small for some. I could use more funds by building spec houses to speed sales if that would help me obtain financing.

I also would like to develop and franchise the Design Center with the success of Camelot. This has tremendous potential.
